An authentic Mediterranean home with a riurau near Marineta Casiana There are houses that are renovated to look Mediterranean. This one does not need to be. Its whitewashed walls, shutters, tiled roofs, wooden beams, old well and generous naya are all part of an architecture that genuinely belongs to Dénia and to a way of life that, for decades, was closely connected to the land, the climate and the Mediterranean. Just a few minutes’ walk from Marineta Casiana, the port and the centre of Dénia, this property preserves something increasingly difficult to find: a detached home with its own plot, history and character, in an exceptional location close to the sea and all amenities. The property formed part of what was once a large agricultural estate where, among other crops, Muscat grapes were grown. The estate included a main house, cultivated fields, a sequer where the grapes were laid out to dry, and a riurau where the drying racks could be protected during the traditional raisin-making process. The riurau is still here today. Not as a decorative feature added to give the property character, but as one of the original buildings that bears witness to the agricultural activity of the former estate. The house itself has also evolved over time. The original building, dating from the early 20th century, was single-storey and connected to the workings of the estate. During the 1950s it was enlarged and adapted for residential use, beginning a new chapter that would eventually turn it into a family home. Today, the property offers approximately 335 m² of built area, including the main house, naya and auxiliary buildings, on a private 915 m² plot. One of its most special spaces is the large covered naya, measuring more than 30 m². Open to the garden and designed to be enjoyed almost all year round, it is the perfect setting for breakfast in the winter sun, long lunches in the shade during summer or simply quiet afternoons beneath its beams. Beside the naya stands the old well, while separate from the main house is the riurau, with its impressive arches and two adjoining rooms, creating a total area of more than 60 m². It is an exceptional space in which to imagine a studio, workshop, leisure area or any other project compatible with the applicable planning regulations. There is also sufficient room on the plot to consider adding a swimming pool, subject to the necessary permissions. But the history of this place begins long before the house itself. Part of the former estate boundary and part of the building stand on documented remains of one of Dénia’s historic defensive walls. On the other side of that line once lay the area occupied by the shipyards of the medieval city. Centuries later came the Muscat vineyards, the sénia, the sequer and the riurau. And much later, the city itself arrived. A large part of the original estate eventually gave way to the residential development that now surrounds the property. The former main house disappeared, but the family chose to preserve this part of the estate, including the house, the riurau, the well and some of its most characteristic elements. That is why this property does not try to offer the perfection of a newly built home. It offers something different. It requires updating and a thoughtful intervention to adapt it to contemporary living, but it already possesses a foundation that would be extremely difficult to recreate: architecture with identity, generous spaces, trees that have been growing for decades, traditional buildings and a history that is woven into the evolution of Dénia itself.
